Little Skyline: A 15-Acre Vision and a Wild Inspection Week

My clients had been searching for months for the right mix of land, character, and privacy - the kind of place you don’t see every day. When we finally found it, the property checked the big boxes (including 15 acres), but the house itself clearly needed improvement, and they weren’t sure if they wanted to take on the work.

Then the inspection period took a turn: the septic failed inspection, and to make things even more eventful, a pipe burst during the inspection window. It was one of those “how is this all happening at once?” weeks that can either derail a deal or become the moment you negotiate a truly fair outcome.

First, we slowed things down emotionally and got practical. We talked through the work needed objectively: what was cosmetic, what was functional, what was urgent, and what was simply part of owning a home with this much potential.

When the septic failed and the plumbing issue popped up, we went into problem-solving mode immediately. We coordinated the right people, gathering real numbers, and documenting everything clearly so we could negotiate from facts not frustration.

From there, we built a strategy that protected my clients and respected the reality of what the home needed. Instead of letting inspection chaos create uncertainty, we used it to create leverage and pushed for terms that matched the true condition of the property.

We successfully negotiated a significant price reduction, giving my clients the confidence to move forward and the breathing room in their budget to tackle improvements the right way.

In the end, they didn’t just “win” the home — they won the right version of the deal: one that made sense financially, accounted for the surprises, and allowed them to step into a special 15-acre property with clarity and confidence.
